| | GROWTH PLANS/SPECIAL FEATURES | Equity Residential is a real estate investment trust (REIT) engaged in the development, acquisition, management and operation of multi-family properties. The firm conducts all operations through operating partnership ERP Operating Limited Partnership, of which it owns 93.6%. One of the leading publicly traded owners and operators of multiple-family properties in the U.S., the firm owns all or a portion of 579 communities throughout 25 states, totaling around 153,000 units. Its properties are highly diversified with respect to design and geography, ranging from high-rise to garden styles. Taking advantage of its size and scope, the company offers a variety of unique tenant transfer programs, such as Coast-to-Coast, which allows easy and simple transfers to different apartments at national, city and neighborhood levels. These programs help Equity retain a larger number of tenants than the industry average. Residents may also participate in a rent-to-own program, dubbed Rent With Equity, in which equity credit is transferable across the country and can be applied to purchase of a condominium. Moreover, specially designed corporate, military and student housing plans are available. Corporate housing benefits include no security deposit, no application fee, direct-bill accounts, fully furnished units, short-term leases and credit card payment options. Military housing provides similar benefits in addition to no income requirements and military discounts. Student housing features reduced rent, sports facilities and close-to-campus locations.
